A Centre with a Sense of Place

Seven Star is a small neighbourhood shopping centre at a busy intersection. We paid close attention to scale and containment to provide a sense of place for this project.  The Centre is anchored by a TD Bank, and the design unified the existing medical centre and office building on the site.

Challenges

  • Site abuts existing mature residential neighbourhood with concerns about development of retail plaza adjacent to them
  • Designed to reduce impact on residential neighbours
  • Importance of life cycle cost of centre due to developer maintaining ownership

Solutions

  • Rezoning and SPA involved in-depth consultation at public information sessions and presentations at City Council to reach consensus for approvals
  • Roof top units located away from neighbours and screening, restricted access/viewing to rear, reduced height of building
  • Consideration to materials and mechanical systems with longer life
