Saks Off Fifth – Niagara-on-the-Lake
Arrival of US premier source of discount designer clothing and accessories
Challenges
- Parsing client’s precedent projects and standards for a project in conformance with OBC and municipal permit standards
- Tight construction schedule required to meet set opening date
- Getting security rolling grilles approved by municipality
- Coordinating new construction with existing shell building
Solutions
- Making use of existing experience and collective knowledge – Reviewing and cataloguing all existing documentation to understand client’s design expectations and functional requirements
- Using efficient communications and documentation to provide a smooth rollout – this required careful review of permit documents and coordination with municipality to ensure minimal issues during permit review
- Having efficient and consistent communications processes in place to ensure that information like shop drawings, site instructions and change orders were carefully monitored and approved as quickly as possible
- Building trust and providing an effective conduit for information – This involved getting to know the building examiner and product manufacturer to understand what information they need and how they prefer to work and communicate; we were then able to work with them to allow the grilles to be reviewed and approved in a separate stream from the building permit
- Careful review and documentation – We reviewed all existing base building documents along with the consultants and the client project manager before doing a thorough walkthrough of the site and comparing the drawing information to the as-built condition; where existing conditions differed, we documented and shared with all relevant parties as quickly as possible to ensure that coordination to continue efficiently
